Always do research before your outing if it's a place you've never been before.
Take into consideration not only the location of the place you're visiting, but also the weather conditions (if you are out on a scary night drive & something spooky gets the best of you, you probably wouldn't want to get stuck in the mud), nearby landmarks (to help prevent you from getting TOO lost), the age & general condition of any building (You may need to bring additional supplies, like masks.).
Be aware & alert at all times.
If you think a place is awesome, somebody else probably has the same idea.
You may enter what you think is an abandoned place only to find that it's in fact inhabited by bobcats, or maybe even squatters (Yes, it can happen. Some young "ghost hunters" learned this the hard way when they got mugged by some bums in the old Jefferson Davis Hospital in Austin).
